Is your yard suddenly sprouting flowers?  Well many of us are noticing the same thing, so we did a little research and found out that those pesky “flowers” are actually a weed called Richardia brasiliensis (Mexican Clover) and it looks like many of our yards are being plagued with them.  While they do go away with mowing, the only way to really get rid of them is to treat your yard with Weed & Feed type fertilizers containing atrazinea.  Since they spread from one yard to another and are often home to bees and nematodes (roundworm) we ask that you please do your part to keep this under control by treating your lawn.  The Weed & Feed is available all local home improvement stores.

Do I Need a Permit to Do That?
 
Renovating your home can be an exciting undertaking, but it is important to check with the city to make sure you have all the required permits BEFORE you begin your project.  
 
1. Do I need a permit for the project I am about to start?
 
A few general guidelines can give you an idea of whether you will need a building permit. In most cases, you will need a permit for any modifications that involve electrical, sewer or plumbing mechanical installations, installing a new fence, changes to the roof, and replacing of pre-existing windows.  Cosmetic changes, such as new flooring or interior paint, do not require a permit. Remember, any color changes to the exterior of your property does require association approval 

2. Is a building permit my responsibility or my contractor's?
 
If you choose to hire a contractor, make sure you discuss with the contractor who will be pulling the building permits. In some instances, you have to be a licensed general contractor in order to pull building permits.
 
3. How can I find out if I need a permit?

4. Home Owners (HOA approval)

It is your responsibility to obtain approval from your Home Owners Association before applying for a permit and comply with their requirements.

Dear Fellow Homeowners.
 
       I have lived in The Gates for more than 30 years and in that time have seen many residents come and go.  During that time I have written extensively about the do’s and don’ts that are written in our association  documents.  With constant changes in residents, it has become increasingly  important that The Board of Directors and Maintenance and Standards remind all residents what is allowed and was it not allowed.    I am not going to go through all the rules and regulations here.   However, I need to remind everyone of one of the most important clauses in the Covenants: Article 6-Section 3 , which states that our  Board of Directors is directed by our Covenants and Restrictions to require all homeowners in the Gates of Hillsboro to apply for and receive board approval prior to starting any exterior repairs, replacement, construction and changes to properties within the Gates of Hillsboro.  
       If residents do not abide by this Article and do not obtain approval prior to starting a project,  there is the very real possibility that you may be required to stop the work and quite possibly return the area to it’s original state. The Association does not want to see that.  It is expensive for you in permitting costs, and in legal fees.
 
What To Do When Starting A Project
A. Download the MSC request form from: gatesofhillsboropoa.org 
B. Fill it out and return to us by any of these methods:  Mail to: P O Box 4252, Deerfield Beach, Florida 33442, or fax to 954-574-5283 or email to hoa@gatesofhillsboro.org
Allow up to 15 days from the date we receive the request for a reply. 
 
FAILURE TO COMPLY WITH THE TERMS OF THE DECLARATION, BY-LAWS AND RULES AND REGULATIONS OF OUR ASSOCIATION, MAY RESULT IN LEGAL ACTION AGAINST YOU, AND THE BOARD WILL BE ENTITLED TO RECOVER THE LEGAL COSTS ATTORNEY’S FEES FROM YOU.

 Question:  Can I park a commercial vehicle on my property?
 
Answer:  Commercial vehicles may not be placed, parked or stored where they can be viewed from the streets of the Gates of Hillsboro.  Article 8-Section 7 defines the term Commercial Vehicle as a vehicle which is ordinarily intended for obvious commercial purposes or that has any type of commercial markings or lettering.  That includes “Dump Trucks”, vans, Sprinter vans, cars, pickup trucks and other similar vehicles with commercial signage.
